Management Information
Thank you for inquiring about our property management services. Our main office
is located one block west of the Fort Leavenworth main entrance. We advertise
daily and maintain close contact with the Ft. Leavenworth Housing Office and
local realtors.
G & W Properties provides all facets of property management to include tenant
screening, property evaluation, maintenance and maintenance inspections, rent
collection, premises inventory, and entrance and clearance inspections.
Properties are inspected on a regular basis to ensure tenants are providing
the care you would expect of your property and to determine maintenance required
current and projected. Employees are bonded and undergo continuous training in
all facets of property management. Our maintenance personnel specialize in all
areas of maintenance. We also utilize local service companies depending on the
scope ofthe maintenance problem. Our volume of business allows us to obtain the
lowest expense. We will utilize a particular service company if you have a
preference or if an existing warranty requires it, such as American Home Shield
etc
An important aspect of good property management is tenant training. This
program provides tenants with the knowledge to look for potential problems. We
advise tenants on changing furnace filters, cleaning air conditioning
condensers, maintaining garbage disposals, winterizing, and associated household
maintenance. We are available 24 hours per day to ensure your property is
protected. In most cases we troubleshoot maintenance problems prior to a
serviceman being contacted. All personnel are radio equipped to ensure prompt
response in case of an emergency at your property, day or night.
We provide monthly statements with pertinent information regarding your
property. Maintaining personal contact with you, as owner, satisfies the tax law
requirements. In addition to monthly statements you receive an annual
compilation of income with itemized maintenance and associated expenses. We will
deposit your monthly income at any depository you designate or forward it to you
at your residence. If your property is vacant during inclement weather we
monitor the heating system and ensure no water leaks are present. In spring and
summer we monitor the yard to ensure the grass is being mowed and the yard and
shrubbery are receiving sufficient watering both when your property is occupied
and vacant. We ensure utilities are on when necessary and will terminate
utilities when a tenant takes possession.
We do not receive a management fee until your property is rented. I feel our
management fee should be based on your particular investment property and will
be glad to discuss an appropriate management fee with you. Our goal is to
preserve the value of your investment property while generating maximum income
and enhancing capital investment.
